- 3 components of a contract: an offer, and acceptance, and consideration (extra burden placed on him as a party to the contract).
- tenants in common vs. tenants by the entirety
- prorations and special assessment
- remedies for default: damages vs. special performance
- contracts of adhesion (developer's, not subject to negotiation) vs. an arm's length contract
- deeded vs. assigned parking
- limited common elements (exclusive right to use)
- attorney during the closing process:title search (marketable title), insurance, preparation of the closing statement
- deed: general warranty deed vs special warranty deed vs quit-claim deed
- closing statement: HUD 1; stamps: the recording and transfer charges
- mortages: buydowns / points (additional fees charged for costs associated w/ the loan) / yield spread payable to the broker
